Ledgewood served as general contractor for Landmark Healthcare’s Fore River Medical Office Pavilion on Mercy Hospital’s Fore River Campus in Portland. Comprising 80,000-s.f. over four floors, the building houses medical offices for both Mercy Hospital and other practice groups, and links directly to Mercy’s adjacent hospital building via an underground tunnel. The original contract was for the building’s shell and core only, and construction got underway while the owner worked to solidify tenant agreements with the individual practice groups that would be leasing space. Once agreements were made, the owner initiated individual change orders for each tenant fit-up.
Once the shell and core was complete, Ledgewood got to work fitting-up each space. Mercy Hospital took 36,800-s.f. for their offices, and the remainder of the building was separated into office spaces ranging in size from 1,500-s.f. to 4,900-s.f. Tenants Casco Bay Gastroenterology, Retina Center of Maine, All About Women, Portland Surgical Specialists, Allergy and Asthma Associates, and Plastic Surgery Center each worked with Ledgewood individually to coordinate the fit-up of their space.
