Ledgewood Construction served as construction manager for a new, 51,000-s.f. medical office building for PrimeCare Physician Associates prior to their acquisition by Southern Maine Medical Center. The two-story facility, located in Biddeford’s Thatcher Brook Business Park, consolidated the group’s various individual practices into a single facility. Encompassing internal medicine, family practice, and specialties such as cardiology, obstetrics, gynecology, and neurology, PrimeCare’s new building includes a variety of tenant spaces, each with their own specific needs, as well as MRI and CAT scan units, and many private exam rooms.
When Ledgewood was selected as the CM for the project, PrimeCare had doctor’s offices in several different rental properties and was looking to consolidate them into a single facility. Due to existing leases, they needed to be into their new space before the end of the following year — only 16 months away. To accommodate, Ledgewood worked with the design team and owner’s representative to develop a fast-track schedule that would allow the building’s shell and core to be bid out early so construction could proceed as designers worked with PrimeCare’s varying practice groups to develop their unique interior spaces. With early packages, site and foundations began 12 months before the scheduled completion date, thus ensuring the project would be complete on time.
