Ledgewood was hired by the City of Westbrook to simultaneously construct this 160,000 s.f., 550-space parking garage and a 141,000-s.f. office building in just 13 months.
The project site’s unique placement meant one side was snug up against a paper mill’s high voltage power line and the Presumpscot River on one side, and on the other side, a dead end street with a dozen families living immediately outside the footprint, with the work zone as their only access and egress. On the third side, an important city thoroughfare simply could not be blocked. The parking garage came as close as 12 feet to the office building at one corner. With no laydown area and restricted access, delivery logistics were a must for most materials, including the 60-foot pre-cast garage components.
Ledgewood successfully completed this challenge in just nine months, to the delight of the City and office building developer Flannery Properties.
